Why do I need a survey?

Surveys A title examiner will review a survey to determine if part of a home, fence, pool, shed, enclosures or other improvements extend beyond or into the property boundary or have been constructed on or in a right of way such as an easement.
Minor items such as a fence which meanders on and across a property boundary or a shed which is built inside a drainage easement may be listed as exceptions to your Owner’s Title Policy without further mention. Such items generally do not impede closing and most lenders will accepts a Lender’s Title Insurance Policy with minor exceptions for such matters.
Major issues, such as a pool which encroaches into a utility easement or the main structure of a home extending inside a property set back are problematic and may impede or prevent closing. In most cases you lender will not accept a Lender’s Title Insurance Policy with an exception for such issues.
